futrhaus was completed at 1156 East 13th Avenue in Vancouver’s Mount Pleasant neighbourhood in 2019. Designed by B Squared Architecture Inc., our team at Billingsley Home Construction was brought in to build the homes. The three-unit multiplex residence sits on a previous single-family lot to meet much-needed demand for three-bedroom family housing in Vancouver. Additionally, the multiplex housing had to be built to Passive House energy standards, aligning with the City of Vancouver’s goal for sustainability.
Up to 90% Energy Savings through Superior Construction
futrhaus went on to become one of Vancouver’s first residential developments to combine a single-home to multi-unit housing conversion with Passive House green building technology. However, it was also built to luxury standards, including hardwood flooring, high ceilings, elegant gourmet kitchens featuring large islands, top-of-the-line appliances, and beautiful indoor-to-outdoor transitions, leading to large balconies and patios. It’s a project that not only emphasizes living sustainably, but living well, with all the amenities needed for a comfortable and luxurious family home.
What set this project apart was adherence to the high-performance Passive House standard we were able to achieve through construction choices like thickened walls, triple-glazed windows, solar orientation, and a heat-recovery ventilator (HRV) system. We tempered these choices with systems for air filtration to remove dust and pollen, so while the house is tightly sealed, it still feels fresh, clean, and airy–not stuffy, which has been a criticism for passive homes without the right planning.
Together, these features not only resulted in a comfortable, energy-efficient home–they resulted in energy savings of up to 90 % compared to conventional construction.
